The Yelm area has grown greatly in the 10 years I have been here. The price per acre for a 5 acre parcel of raw land has increased from around $1000 to $ 2000 per acre to around $5000-$6000  per area now. So a raw 5 acre parcel will be listed from $35,000 to $70,000 plus. Factors influencing price are location, view, dryness of land, lumber population, aspect, has a well or septic been installed, has it been perked, water quality, environment and the neighbors. Parcels usually decrease in price per acre as they get larger with 10 acres usually selling for $80,000-$100,000 and 20 acres from $160,000 to $200,000.
There are a lot of manufactured homes in Yelm, both single wide and double wide. Age is an important consideration as lenders won't usually finance those built in 1977 or older. Manufactured home on land usually sell from $ 70,000 to  $150,000 depending on the size of the lot. For $150,000 you would expect to get 5 acres of land.
Custom or stick homes usually sell from around $100,000 to $250,000, again the price is greatly influenced by size and quality of  the construction and land size. If your looking for a stick home on 5 acres plus would need to think in terms of around $160,000 plus, with
$200,000 giving you more choice in the better, newer homes. It's always better to get pre-qualified by a lender before you go home hunting. Most banks such as Washington Mutual will give a pre-qualification letter to present to the agent and the seller once you decide to make an offer
